			<content:encoded><![CDATA[<p>“Dog barks loudly, but will not bite.”  “Bird bites!!!!!”  “Don’t let the cat outside under any circumstances.”  These are just a few of the notes to agents that I see frequently in MLS.  I have to admit that I have questioned my sanity on more than one occasion. <span id="more-2447"></span>Imagine this scenario:  I have spoken to the seller about the family pet referenced in MLS, and received confirmation that the German shepherd that is waiting for me to stop by is really quite friendly and absolutely will not bite me.  Fast forward a few hours later &#8212; I’m standing at the front door trying to get the key to work, with my client, and all of the sudden the sweet family dog wakes up from his nap and begins barking ferociously. I pause and ask myself “WHAT am I doing?”   I do not know this dog and the dog does not know me.  He is simply doing his job—trying to scare off intruders. I reflect back on what the seller told me: <em>“His name is Sparky, so when you get to the house, just talk to him in a calm voice and call him by name.  He’ll stop barking and eventually go back to his bed in the living room.” </em> I gently crack the door to whisper Sparky’s name, and realize that I really am crazy.  Sparky is ready to take me down and is not too shy to let me know this. Who do I believe the seller or Sparky?</p>
<p>This situation happens to Realtors on a daily basis.  As you can see, it’s quite problematic.  Choices have to be made.  Do I take a chance that the seller is telling me the truth and let myself and my client into the lion’s den, I mean house, or should we skip this house entirely? What happens if I get bitten or if my client gets attacked?  As cute as our pets are to us, they can be intimidating to visitors to our homes.  Managing our pets can be especially difficult when the home is on the market.  Typically, when a home is for sale, the sellers are not present when the home is shown.  Dogs are very territorial animals and it is only natural for them to protect the home when the seller is absent.</p>
<p>To maximize the level of each prospective buyer’s interest in your home, I have created a list of preferred things you might consider doing so that everyone, including the family pets, are safe while your home is for sale:</p>
<ol>
<li>Remove ALL dogs from property prior to showing the home.  You can specify in MLS that you need a few hours’ notice before each showing so that you have time to remove the dog from the home.  This can be very inconvenient for the seller, especially if the seller works outside of the home, but it is the preferred thing to do so that the prospective buyer can tour the home without concern for safety. <em>(Important note: size of dog does not equal aggressive tendencies. Even small dogs can and will attack unknown visitors to your home.);</em></li>
<li>Put the dog in the backyard and post signs on all doors leading into backyard that the dog is back there.  This isn’t ideal because it will keep the prospective buyer from looking in the backyard, but it will allow for the interior to be viewed safely;</li>
<li>Crate your dog during the day. Again, not the most ideal thing to do because most dogs will bark incessantly when unknown visitors are present.  Constant barking will interfere with a buyer’s ability to walk around, view and consider the possibilities of the home.  If the dog is barking the entire time, the buyer’s agent and the prospective buyer just want to cut the visit short and move on to the next home.  Do this and you may miss out on potentially interested buyers; and</li>
<li>Confine the dog to a specific room, most sellers chose the laundry room or garage, again affix a sign on the door notifying visitors that this is where the dog is.  This choice still limits the ability of the prospective buyer to see the home in its entirety.</li>
</ol>
<p>Our family pets are wonderful additions to our families and our households.  I have pets in my own family so I do know how special they are.  However, the truth is, pets complicate things when it’s time to sell the family home.  Here are a few additional tips that will help you get your home sold if you are a pet lover:</p>
<ol>
<li>Pets are smelly!  No matter what kind you have or how frequently you bathe them, they still smell.  You may not notice the smell because you love<br />
them so much and you are used to it. Just take my word for it.  One way you can minimize the smell is to buy a few mesh bags (think lingerie) and place<br />
5 to 6 briquettes of charcoal in each one and then place the bags in inconspicuous places, under the bed, under the couch, in a basket with newspapers or magazines on top;</li>
<li>Do not, I repeat do not, have a litter box in the house while your house is on the market.  If you absolutely have to, put it in the garage with a pet door for kitty, and keep it clean at all times;</li>
<li>If you have carpet stains as a result of your pets, have your carpets professionally cleaned to see if the stains will come out.  If not, replace carpet and the pad prior to putting your home on the market. There is no bigger turnoff than the sight and smell of carpet that has been soiled by pets.  It sends a message to prospective buyers that your home is not in good condition.  <em>(Important note: There is a carpet supply company in Austin that will replace your carpet with no charge to the seller for 6 months; you can pay them at closing. However, if you make this choice, make sure your pets do not relieve themselves on your new carpet!);</em></li>
<li>Replace your air filters on a regular basis.  Pet smells and pet dander get filtered through your air conditioning system.  This will help control pet smells; and lastly</li>
<li>Scoop the poop.  It would not endear a buyer to your home to be walking around the backyard and then step in Fido’s poop.  Plus, on a hot summer day, the yard with the poop is going to stink, and so is your pet (see #1 above).</li>
</ol>
<p>In conclusion, realize that not everyone is a pet lover.  You can have the best house in the neighborhood, but if it smells like a dog, your home may sit on the market longer than expected or a price adjustment(s) will need to be made.  Consider implementing these ideas into your marketing strategy so that your home will attract the most interested buyers possible and sell quickly.</p>

			<content:encoded><![CDATA[<p>I had to terminate a contract this week due to incorrect information contained in the MLS.  The Listing Agent had indicated the condo had TWO reserved parking places for the 2 bedroom unit which is what I listed in the contract.  Once the Sellers saw the contract with &#8220;two reserved parking places&#8221; mentioned, they weren&#8217;t so sure that was correct.<span id="more-2437"></span>  After confirming with the HOA, they learned that indeed, there was only ONE reserved parking place.  My clients, the Buyers, were upset by this misrepresentation!  Not only was the lack of reserved parking places an issue, but they also lost faith in the Listing Agent.  Their thinking was if he listed the parking information incorrectly, what else was not correctly identified in MLS?  After trying to negotiate a concession from the Sellers (to no avail) my clients decided to terminate the contract.  The point of this story is two-fold: (1) Reserved parking places are important; and (2) Listing Agents need to make sure that what they indicate is actually the truth.  Failure to do so is a breach of duty and  a violation of Articles 1, 2, 11, and 12 in the NAR  Code of Ethics. The listing agent told me in a phone call that the Sellers had &#8220;told him&#8221; they had two reserved places.  Was that good enough? Was the Listing Agent under an obligation to confirm the information?  The answer is the Listing Agent messed up!  He had a responsibility to the Sellers<em> AND</em> to any potential Buyer as well as Buyer Agent to have correct infomation in MLS.  He wasted my time and my clients&#8217; time by representing something that wasn&#8217;t true, and he got himself in trouble with his own clients.  This experience reminds me that things are not always as they seem! <em> Caveat emptor!  A Latin phrase meaning &#8220;Let the buyer beware.&#8221;</em></p>

			<content:encoded><![CDATA[<p>I love cabbage!  It is one of my favorite vegetables.  I know not everyone likes it, but if you do, here is a delicious recipe my husband introduced me to.  There are similar recipes that I&#8217;ve tried but this one is a favorite.  Enjoy!<span id="more-2194"></span></p>
<p><strong>CHINESE CABBAGE SALAD</strong></p>
<p><strong>Ingredients:</strong></p>
<p>1 head of cabbage (or 2 bags of shredded coleslaw mix)<br />
3+ green onions (with greens) diced<br />
2 package Ramen noodles<br />
1 4oz package Slivered Almonds</p>
<p>Toast the Almonds in a 350 degree oven for approximately 6-7 minutes, until lightly browned.</p>
<p>Slice and dice the Cabbage into small pieces. Add the diced onions.</p>
<p>Scrunch up the Ramen Noodles (I use a small kitchen hammer to break them up in a Zip lock bag. Add to the salad. Reserve the flavor packet that comes with the noodles.</p>
<p><strong>Dressing:</strong></p>
<p>1/2 cup Oil<br />
The flavor packets from noodles<br />
3 T. Rice-Seasoned Vinegar<br />
3 T. Sugar<br />
Dash of Salt and Pepper</p>

			<content:encoded><![CDATA[<p>I had lunch yesterday at <strong>Players</strong> located on MLK adjacent to The University of Texas on the south side of the campus.  For those of you who have never been to <span id="more-2118"></span>Players, you need to make the trip.  I had their Jalapeno Burger and split some onion rings with my husband.  I can&#8217;t remember a better hamburger or o-rings than the ones I had yesterday!  The purpose of the trip was to entertain my 12 year old son who happens to be a hamburger connoisseur, and introduce him to what I consider a fabulous burger.  The buns were fresh, the french fries and onion rings were NOT greasy and our order was presented to us in a timely manner and correctly, just as we ordered (imagine that!).</p>
<p>My son and I got to talking and decided we should go in search of the best burger in Austin.  Do you have a favorite place to go when your hamburger craving strikes?  If you do, please send me your write-up.  I&#8217;ll enter your name in a drawing for a $20 giftcard to your favorite hamburger place.  The winner will be drawn on August 31, 2010.  I&#8217;d love to see how many hamburger recommendations we can get.  Come on Austin, brag about your favorite burger!</p>

This event bills itself as &#8216;the Rock-n-Soul Musical&#8217; and it delivers! <span id="more-2112"></span>Featuring songs from various decades (especially the 70s), the performers take turns performing their songs in this small theatre. Last year, they featured the &#8216;Limbo&#8217; song and encouraged all the children in the audience to participate. In addition, they had a finale featuring theatre snow that the kids could dance around in on the stage as it fell around a large Austin snowglobe. My young girls had a wonderful time singing along, dancing and doing the limbo. Best of all, the performers came out to the lobby after the show to greet and thank all the attendees. The 2010 performances are scheduled from December 8 through 26, 2010.</span></p>

			<content:encoded><![CDATA[<div><span style="font-size: x-small;">The Austin Symphony&#8217;s Christmas Sing-Along. My favorite event of the holiday season! It will be held on December 14, 2010 at the River Bend Centre (Church) located on Loop 360. The event is free but you do need to have tickets to attend.<span id="more-2106"></span> The symphony usually makes the tickets available around the 1st of December, but you have to go to their box office downtown to pick up the free tickets. The concert is fun for all ages, especially for those who love to sing holiday songs! It usually lasts about 90 minutes, with an annual appearance by Frosty, Rudolph and Santa himself. Arrive early for the best seats and parking, especially since it is a free event with no assigned seats. You can call the Austin Symphony box office at 476-6064 for more information on the ticket availability as the date draws near (usually around the 2nd or 3rd week of November they announce the Sing-Along ticket release date). Sing loud!</span></div>

			<content:encoded><![CDATA[<p><span style="font-size: x-small;">52nd Annual Zilker Summer Musical: July 9 through August 14, 2010 (Thursdays-Sundays at approximately 8:30PM). This year&#8217;s production is &#8216;ANNIE&#8217;. <span id="more-2098"></span>The musical is held at the Beverly S. Sheffield Zilker Hillside Theater, which is in Zilker Park, across from Barton Springs Pool. Bring a blanket and a picnic to enjoy the show or purchase snacks from the consession stand (which benefits the production). Lawn chairs are allowed but you must sit at the top of the hill to avoid blocking the view of the blanket patrons. No pets or glass containers allowed. Parking for the event is $3 and the performance is free, though donations are greatly appreciated to help keep the Zilker summer musical productions going each year. You can &#8216;reserve&#8217; your spot for the production with your blanket or lawn chair beginning at 6PM the night of the production. They do have a rain policy, so if you plan to attend and the day has been rainy, you can call the Zilker Theatre Productions Hotline at 479-9491 for the latest message regarding the status of the evening&#8217;s performance. The movies start at dusk (around 9PM). There are 4 weeks left to try and take in this unique Austin event. It draws a very colorful Austin crowd, and you can enjoy a picnic dinner on the lawn or grab a sweet snack at the concession stand. Lots of folks bring inflatable rafts and such to relax in the pool during the movie. Visit the Deep Eddy website or call the Aquatics Office @ 472-8546 for more information or the movie schedule.</span></div>
